Lakewood Ranch: what it really costs to own

Lakewood Ranch spans two counties and several special districts, so two homes at the same price can carry very different yearly costs. Here's how it breaks down, from official sources.

Facts as of September 2026 · 2025 tax rates · 2026-27 district budgets

CountiesManatee (north of University Pkwy) and Sarasota (south)
2025 tax rate14.16 mills Manatee side · 11.47 mills Sarasota side
District O&M feeAbout $437–$743 per home on the 2026-27 tax bill, by sector
Flood insurance discount25% (CRS Class 5) in both counties

The area

Lakewood Ranch is an unincorporated master-planned community of more than 33,000 acres that spans the Manatee–Sarasota county line along University Parkway. More than 150 miles of trails connect its villages, parks and conservation areas. Main Street and The Green are its northern gathering places, and Waterside Place sits on the lakefront in the Sarasota County portion. Parks such as Waterside Place Park, Bob Gardner Park and Silver Falls Nature Park, plus about 3,000 acres of wetlands and preserves, give much of the Ranch a green, open feel.

Two homes, same price, different costs. Which county, which fire district, which Stewardship District sector or CDD, and which bond series a lot pays into all change the yearly bill. The property's own tax bill is the best source; ask for it on every home you consider.

Property taxes

Tax district (2025)Total millsOn $400,000 taxable
Manatee side, East Manatee Fire district (most of the Manatee side)14.1600$5,664
Manatee side, Southern Manatee Fire district14.5161$5,806
Sarasota side (unincorporated Sarasota County)11.4737$4,589

Simple arithmetic (value × mills ÷ 1,000), not a bill. After a sale, a home is reassessed at market value the next January 1.

Fixed assessments

  • Fire, Manatee side: East Manatee Fire Rescue's 2026-27 assessment for a single-family home or condo is $103.04 for the first 1,000 square feet plus about 7 cents per square foot above that (about $213 for 2,500 square feet), set by a preliminary resolution in May 2026.
  • Fire, Sarasota side: Sarasota County charges $12.87 per 100 square feet for single-family homes in fiscal 2027. The county says this year's rate funds Fire Station 7, serving Lakewood Ranch and Waterside.
  • Trash: Manatee County's posted curbside rate is $23.65 a month; Sarasota County's unincorporated curbside rate is $263.96 a year.

Stewardship District and CDD fees

Most of Lakewood Ranch is in the Lakewood Ranch Stewardship District, created by the Florida Legislature in 2005. It charges two things on the property tax bill:

  • Debt service on the bonds that built roads, utilities and other infrastructure, repaid over about 30 years. The district says this amount is fixed and cannot increase. It varies by neighborhood and lot, so check the tax bill.
  • Operations and maintenance (O&M) for parks, trails, lakes and stormwater, which can change each year.

Average per single-family home (a multi-family unit counts as half), including the 7% the district adds for the early-payment discount and collection fees. Taylor and Southeast rose sharply from last year as those sectors began paying their share. Bond debt payments are extra and vary by lot. Source: the district's adopted 2026-27 budget.

The older villages' CDDs

Lakewood Ranch's first villages are in separate Community Development Districts managed by the Inter-District Authority at Town Hall. They maintain roads, gates, water and irrigation infrastructure and common areas.

DistrictVillages
CDD 1Summerfield / Riverwalk
CDD 2Country Club South, Edgewater
CDD 4Greenbrook
CDD 5Country Club North
CDD 6Country Club West

The CDDs publish total budgets, not a per-home amount, and charges differ by lot, so read the assessment on the property's tax bill.

HOA dues

HOA dues are separate from the district and CDD charges and vary by neighborhood. Ask for the association's budget and an estoppel certificate; for example, the association that serves Country Club South, Edgewater and Country Club North requires a $250 upfront payment for estoppel requests.

Flood and insurance

Lakewood Ranch is inland, but it sits in the Braden and Myakka river watersheds, and flood zones vary by lot. Unincorporated Manatee County and Sarasota County both hold Community Rating System Class 5, giving eligible National Flood Insurance Program policyholders a 25% discount (FEMA list effective April 2026). Hurricane Ian in 2022 caused record flooding on the Myakka River in both counties. The Stewardship District maintains dozens of lakes and stormwater systems. Check the parcel's flood zone with the county lookup and get a flood quote even outside high-risk zones.

Renting your home

  • Sarasota side: unincorporated Sarasota County allows whole-home rentals for more than 30 days.
  • Manatee side: as of mid-2026, Manatee County had no vacation rental permit but was drafting an ordinance with registration, a life-safety inspection and occupancy limits. Check the current status before you buy a home to rent.
  • Either side: many Lakewood Ranch neighborhoods have deed restrictions with their own minimum lease terms, which can be stricter than county rules.

Worth knowing

Braden River Utilities, part of the Stewardship District, supplies non-potable irrigation water to much of the Ranch using reclaimed water and sets the irrigation schedules. Condos here are mostly low-rise, so Florida's milestone inspection and reserve study rules for buildings of three or more stories affect fewer of them than on the coast.

Common questions about Lakewood Ranch

Does Lakewood Ranch have CDD fees?

Most of it does. The Lakewood Ranch Stewardship District charges a yearly operations and maintenance fee that, for 2026-27, averages about $437 to $743 per single-family home on the tax bill depending on the sector, plus a bond debt payment that varies by neighborhood and lot. The older villages are in CDDs 1 through 6 instead. Both appear on the property tax bill, separate from HOA dues.

Is Lakewood Ranch in Manatee or Sarasota County?

Both. University Parkway is the county line: the villages north of it are in Manatee County and the Waterside and other neighborhoods south of it are in Sarasota County. The county changes the tax rate, the fire assessment and the rental rules.

What are property taxes in Lakewood Ranch?

For 2025, most of the Manatee side is taxed at 14.16 mills and the Sarasota side at 11.4737 mills. On $400,000 of taxable value that is about $5,664 or $4,589 a year, before the Stewardship District or CDD assessments, the fire assessment and other fixed charges.

Can I rent my Lakewood Ranch home short-term?

On the Sarasota side, unincorporated Sarasota County allows whole-home rentals for more than 30 days. Manatee County had no vacation rental permit as of mid-2026 but was drafting one. In either county, neighborhood HOA covenants are often stricter, so check the deed restrictions for the specific home.
