What I collect

Information you choose to send me

When you fill out a form on this site (for example, to contact me, request a free market evaluation, subscribe to my newsletter, or ask me to review your numbers), I collect what you enter, such as:

your name and email address
your phone number, if you provide it
a property address or area you're interested in, and your message
a summary of your calculator estimate, if you ask for a copy or a review
whether you agreed to receive calls or text messages

Calculator entries

The seller estimate, payment estimate and area tax estimators run in your own web browser. The numbers you type stay on your device and are not sent to me unless you choose to submit a form.

Technical information

Like most websites, the companies that host and deliver this site automatically receive basic technical information when you visit, such as your IP address, browser type and the pages you view. This site is hosted by Cloudflare, which uses this information to deliver pages and protect the site from abuse. The site's fonts are loaded from Google Fonts, so Google also receives your IP address and browser information when a page loads. This site does not use advertising cookies.

Home search

The "Search homes" link takes you to a separate home search website provided through my brokerage (at juliegiancola.exprealty.com). That site has its own privacy policy and terms. If you register there, the contact information you provide is also copied into my own contact system so I can follow up with you.

How I use your information

to answer your questions and provide the real estate help you ask for
to send you the market evaluation, estimate or information you requested
to follow up about your real estate plans, and to send my newsletter and occasional emails about the local market. When you request a market evaluation or subscribe, you're added to my email list; you can unsubscribe at any time
to call or text you, only if you gave consent
to keep records required for my real estate business and to comply with the law

Text messages and calls

If you check the box agreeing to calls or texts, I may contact you at the number you provided about your real estate question, including by automated means. Consent is not a condition of buying anything. Message frequency varies, and message and data rates may apply. Reply STOP to stop receiving texts, or HELP for help. You can also email or call me to opt out.

I do not sell or share your mobile phone number or text-message consent with third parties or affiliates for their own marketing purposes.

Email

Every marketing email I send includes an unsubscribe link. If you unsubscribe, I'll stop sending marketing emails within 10 business days. I may still reply to messages you send me or send emails about a transaction you're involved in.

Who I share information with

I don't sell your personal information. I share it only as needed to run this website and my business:

Service providers that act on my behalf: Cloudflare (website hosting, spam protection, form processing and email routing), Systeme.io (contact management and email), Google (email and website fonts), Zapier (connecting home search sign-ups to my contact list) and the home search provider supplied through eXp Realty
My brokerage, eXp Realty, LLC, as required for supervision, compliance and transactions
People involved in your transaction, such as a lender, title company or another agent, only when you ask me to or when it's needed to complete your transaction
A trusted agent in another area, if you ask me for a referral
Others when the law requires it, such as in response to a valid legal request

Your choices

You can use the calculators without giving me any information.
You can unsubscribe from emails or reply STOP to texts at any time.
You can ask me to tell you what information I have about you, correct it, or delete it by emailing hello@juliegiancola.com. I may need to keep some records when the law or my brokerage requires it.

How long I keep information

I keep contact information for as long as it's useful for staying in touch about real estate, unless you ask me to delete it. Records connected to a real estate transaction are kept as long as Florida law and my brokerage require.

Security

I use reputable service providers and reasonable safeguards to protect your information, but no website or email system is completely secure. Please don't send sensitive information such as Social Security or bank account numbers through this website's forms or by email.

Children

This website is intended for adults and is not directed at children under 13. I don't knowingly collect information from children.

Links to other websites

This site links to other websites, including government sources, my brokerage and the home search site. Their privacy practices are their own, so please review their policies.

Changes to this policy

If I change this policy, I'll post the updated version here with a new effective date.
