North Port and Englewood: what it really costs to own
North Port is Sarasota County's largest city; Englewood and Manasota Key straddle the Sarasota–Charlotte county line. Taxes, assessments and utilities differ a lot across these areas, so here's how they compare, from official sources.
Facts as of September 2026 · 2025 tax rates · 2025-26 city assessments
The area
North Port is a Sarasota County city bordered by the Myakka River. It's home to city-owned Warm Mineral Springs Park, a spring averaging about 85°F that is also an important underwater archaeological site, and the Legacy Trail connects it to Venice and Sarasota.
Englewood is unincorporated and split between Sarasota and Charlotte counties, and so is Manasota Key, the barrier island off its coast. Englewood Beach at Chadwick Park has a 900-foot boardwalk, and Stump Pass Beach State Park covers a mile of beach at the south tip of Manasota Key, known for shells and shark teeth.
Property taxes
| Tax district (2025) | Total mills | On $400,000 taxable |
|---|---|---|
| City of North Port | 14.5104 | $5,804 |
| Englewood, Sarasota County side | 11.4737 | $4,589 |
| Englewood, Charlotte County side | 15.2833 | $6,113 |
| Manasota Key, Charlotte County side | 16.0631 | $6,425 |
Simple arithmetic (value × mills ÷ 1,000), not a bill. The Charlotte County Englewood rate includes the Stump Pass dredging levy, and Manasota Key adds a street and drainage levy; a small lighting district adds 0.0438 mills in parts of Sarasota-side Englewood. Charlotte County has several tax districts, so confirm the district on the property record.
North Port's city assessments
On top of the millage, North Port charges three non-ad valorem assessments on the tax bill:
| Assessment (2025-26) | How it's charged | Typical single-family lot |
|---|---|---|
| Road and drainage | Per road and drainage unit, by tier | about $291 |
| Fire rescue | $187.28 per parcel + $3.03 per $5,000 of building value | about $339 ($250,000 building) |
| Solid waste | Per residence | $332.75 |
The road and drainage figure is for a lot charged every tier; Wellen Park lots pay far less because the West Villages Improvement District maintains much of that infrastructure. For 2026-27, local reporting in September 2026 said the fire assessment rises about 10% (to $206.01 per parcel plus $3.33 per $5,000), road and drainage stays flat, and solid waste stays at $332.75; confirm against the city's adopted resolutions.
Englewood: the Englewood Area Fire Control District, which serves both counties, charged $266.31 per residential unit for 2025-26.
Septic, sewer and water
North Port began as a large platted development with a fully serviced core area, so many outlying lots are on septic systems. The city has a long-term wastewater expansion plan to bring sewer to neighborhoods over many years, which can include a connection assessment for homeowners. For any North Port home, ask whether it's on septic or sewer, and on well or city water; it affects inspections, maintenance and future costs.
In Englewood, the Englewood Water District serves about 44.5 square miles across southern Sarasota County and western Charlotte County, and its sewer and capital charges can appear on the tax bill.
Flood and insurance
The City of North Port, Charlotte County and unincorporated Sarasota County all hold FEMA Community Rating System Class 5, giving eligible National Flood Insurance Program policyholders a 25% discount (FEMA list effective April 2026).
- Ian (2022): the Myakka and Peace rivers crested at record levels. The Myakka at Myakka River State Park reached 12.8 feet, and more than 800 people were rescued in North Port.
- Milton (2024): storm surge of up to about 10 feet was estimated near Manasota Key. Charlotte County completed more than 5,900 damage assessments, with over 2,500 structures showing major damage and about 250 homes destroyed, mostly by surge.
Check the flood zone and any elevation certificate for the property (Charlotte County's Forerunner portal shows both), ask about past flood claims and damage, and get a flood quote even for inland homes near the Myakka River.
Renting your home
- Sarasota County side of Englewood and Manasota Key: the county allows whole-home rentals for more than 30 days; only RMF-zoned properties on the barrier islands can be rented for less. Sarasota County charges a 6% tourist tax on rentals of six months or less.
- Charlotte County side: short-term rentals pay a 5% tourist tax and need state sales tax registration, a state vacation rental license and a county business tax receipt.
- City of North Port: confirm the city's current rules before you buy a home to rent.
Common questions about North Port and Englewood
What are the extra assessments on a North Port tax bill?
North Port charges non-ad valorem assessments for roads and drainage, fire rescue and solid waste. The Charlotte County side has a higher total tax rate (about 15.28 mills in 2025, or 16.06 on the Charlotte part of Manasota Key) than the Sarasota County side (11.47 mills). Englewood's fire district and water district serve both sides.
