Venice and Wellen Park: what it really costs to own

A Venice mailing address can mean the City of Venice, unincorporated South Venice or Nokomis, or Wellen Park in North Port, and each has different taxes and fees. Here's how they compare, from official sources.

The area

Venice is a Gulf Coast city in southern Sarasota County, planned in the 1920s, with bridges over the Intracoastal Waterway leading to its historic island core. Its Gulf beaches are known for fossilized shark teeth, and the Venice Fishing Pier sits on the shore. The Legacy Trail runs from the Venice Train Depot north toward Sarasota and connects by trail to North Port.

Wellen Park is a master-planned area along US 41 and River Road, mostly within the City of North Port, served by the West Villages Improvement District. The Atlanta Braves' spring training ballpark is within the district.

Check the city, not the mailing address. "Venice" addresses include the City of Venice, unincorporated South Venice and Nokomis, and Wellen Park in North Port. The property appraiser's record shows which taxing district a home is in.

Property taxes

Tax district (2025)Total millsOn $400,000 taxable
City of Venice14.9292$5,972
Wellen Park inside the City of North Port14.5104$5,804
Unincorporated (South Venice, Nokomis, Osprey)11.4737$4,589

Simple arithmetic (value × mills ÷ 1,000), not a bill. Cities pay a city levy instead of the county's 0.73-mill EMS levy. Small lighting districts add a little in some neighborhoods (for example 0.1482 mills in South Venice). Fixed assessments for fire, trash and stormwater are extra and depend on the city or county; Wellen Park parcels in North Port pay North Port's city assessments.

Wellen Park: West Villages Improvement District fees

The West Villages Improvement District (WVID) was created by the Florida Legislature in 2004 and covers more than 12,000 acres in North Port and unincorporated Sarasota County. Its assessments are on the November property tax bill. Every developed lot pays three layers:

Layer (2026-27)What it coversPer lot
District administrationDistrict-wide administrative costs$45.55
Unit 1District-wide infrastructure: maintenance plus debt$507.97
The lot's own unitNeighborhood operations and bond debtVaries (see below)

The neighborhood layer depends on the unit of development and lot size. Some published 2026-27 ranges:

  • Unit 2: about $328–$432
  • Unit 4: $521–$1,310
  • Unit 9: $993 (coach home) to $3,099 (85-foot single-family)
  • Unit 10: $1,533–$3,906
  • Unit 11: $2,802–$5,027
  • Unit 12: $1,186–$4,334

Worked example: a 50-foot single-family lot in Unit 9 adds up to about $2,424 for the year ($45.55 + $507.97 + $1,870.68), assuming no other bond series applies. Newer neighborhoods tend to carry higher debt amounts. Always confirm with the parcel's own tax bill.

Wellen Park lots inside North Port also pay North Port's road and drainage assessment, at a much lower rate than a standard North Port lot because WVID maintains much of that infrastructure. The HOA is separate; Florida law requires sellers to give buyers an HOA disclosure summary before signing.

Flood and insurance

The City of Venice, the City of North Port and unincorporated Sarasota County all hold FEMA Community Rating System Class 5, giving eligible National Flood Insurance Program policyholders a 25% discount (FEMA list effective April 2026). New FEMA flood maps took effect for Sarasota County on March 27, 2024; zones starting with A or V are high-risk, and lenders require flood insurance there on federally backed mortgages.

Recent storms:

  • Milton (October 2024): an estimated 6–9 feet of storm surge from Venice south to Boca Grande. A sensor near the Venice Fishing Pier measured 6.74 feet above normal high tide, and a tower at Venice Beach recorded the storm's highest sustained wind in Florida.
  • Helene (September 2024): 4–6 feet of surge from Venice to south of Englewood.
  • Ian (2022): record Myakka River flooding that closed part of I-75 in southern Sarasota County.

Renting your home

  • Unincorporated areas (South Venice, Nokomis, Osprey): Sarasota County allows whole-home rentals for more than 30 days, and only RMF-zoned properties on the barrier islands can be rented for less.
  • Inside the City of Venice or North Port: confirm the city's current rules before you buy a home to rent.
  • Tourist tax: Sarasota County charges a 6% tourist development tax on rentals of six months or less, and owners must register with the Tax Collector.
  • HOA rules: Wellen Park and other HOA communities often set their own minimum lease terms.

Beachside condos

Condo and co-op buildings of three or more habitable stories need a milestone structural inspection at 30 years and every 10 years after, and a structural integrity reserve study at least every 10 years; owners can no longer vote to waive those reserves. Ask for the reports and the reserve plan before buying in a Venice beachside building.
